I am a commercial real estate broker in the state of Texas, there are too many of the same stories about all kinds of banks and lenders concerning loan modification. Basically if you have any equity in your home this is never going to happen, the banks are stringing people along until there is no way they could ever catch up and then they foreclose for record profits. The government should be ashamed of this program and all it stands for in this country - once again banking equals GREED.

This american nightmare is wrecking the communities due to the cavalier attitute of the banks to actually grant loan modifications. You do everything that they want and you are asked for more paperwork. They know they can make more money by just auctioning off the houses instead of working with the homeowners. It is an American travesty. My husband is a veteran and lost an arm in the Army. To see how they have treated him just hurts the core. How did we become this society? We have income....talk to us and we can work out a solution! 20 months of loan modification hell.....First Horizon please help us!!

There are way to many of us with the same issue, WE all can't be lying about what is most precious to us!!!!!!!!! Bank of America, my way of communication is email ONLY, with the economy in crisis, I have no landline, my cell has minutes and when I go over I'm charged extra..Contact me through email, you have it!!!!! Bank of America reps, Phil, Mia, Adam, etc...I HAVE NOT RECIEVED LOAN MOD. PAPERS, I CAN'T ACCESS MY ACCOUNT THROUGH YOUR WEBSITE - ITS TEMP. DOWN (HAS BEEN SINCE NOVEMBER 2010)...and my house is supposedly going to auction in February - AREN'T YOU RIPPING ME OFF!!!! Been in house for 30 years, 53,000 is my remaining balance - if it auctions off - say 30,000 - WHY CAN'T YOU HONOR YOUR ROLE in helping us with that amount (workout mod.) when you will be losing money anyways? I don't understand that!!!!!!!!!!!!! KNOWINGLY, any house will sell less and you take the auction offer BUT YOU WON'T WORK OUT ANY loan mod. with us personally... You are throwing OUT TO MANY OF US without honorably saving our homes. I will send to this and voice my concern to everyone in the United States-fighting for myself and others-and to think you had no problem with US helping you out (bailout)...NT

We have been trying to live up to our responsibilites.Even tho our house is 43% underwater we have spent 2 yrs. trying to refi our loan. The final straw came when the bank told us that they have lost so much money they refuse to negotiate .We even tried to pay $10,000 towards the principal-they did offer to take the $ and extend the loan another 10 yrs.but at the same interest rate because after all we are really stupid. It would be funny except I'm so ****ed I find it hard to laugh.

I have been trying to modify my mortgage with Citimortgage for a year. they had placed me on a temporary modificatiion which I paid ontime for 12 months. After countless phone calls and sending in all the paperwork, I was denied because they said I didn't have sufficient income. HELLO, that's why I asked for a modification. They now tell me I am $16,000 in arears and have added late charges and attorney fees and have placed my home in foreclosure. I don't think the HAMP program was supposed to work this way. Someone has to make these banks accountable to help homeowners. I am able to pay a reduced mortgage, but they refuse to help. We need representaion. Please help

It is sad that nothing has worked. The banks do play by their own rules. Vanderbilt Home mortgage will not help me with my 11.8% interest mortgage and taxes separately going up each year. Also, NACA is great! They worked with me, but my lender won't budge. Please only work with NACA. No-one can work with any of these banks. It's a giant corporation. Please only work with NACA. They can communicate for you for free. I have had this house for almost 4 yrs. never been late. I am a single parent and have went as far as I can go. I work in the education field and teach children. HELP!

We are in desperate need of help. My daughter and her 2 children are in danger of foreclosure with the PHH. We, her parents, had already taken a loan out on our own home for the down-payment to help them purchase their home. We still owe on that loan 5 years later. Now her family needs our help again due to misrepresentation by PHH. If we add to the original home equity loan we will not be paid off until we are 86 years old! AND we will be strapped for cash to our dying days. AND, after one of us dies, our own home will have to be sold to pay off the debt that half an income will not be able to support. Somebody has to do something to help all the thousands of sad and homeless people involved in a home modification scam. The far-reaching effects on families is devastating.

HAMP is a SCAM! After falling on a hardship, we applied for a loan modification with PHH. We did the trial period and were offered a modification, in writing. We complied, signed it, notarized it, sent it to PHH, and made all full payments on time for a year and a half. Now we get a default and intent to foreclose letter from PHH. Nothing but non-answers on the phone with PHH. I did nothing wrong and they can take my home away from me and my 2 small children over my dead body!

My wife and I were thinking about a loan modification , but have read so many negative things about our lender's (Bank of America) tactic of approving a modification and then changing the terms and foreclosing or messing up paper work and putting the responsibility on the consumer. The HAMP program was supposed to help the consumer not the banks make more money. I think all Americans should DEMAND congress do something about this mess. I guess a lot more people will be filing for bankruptcy as we probably will. Congress get off your Asses and do something ! Read these horror stories and take some action , don't forget that we the American tax payer pays for YOUR HOUSE and all the privileges you receive !!

I am getting the shaft while attempting to get a home loan modification from my lender, Wells Fargo/Bank of America. Why the hell did the government put this process in the hands of the lender. If the government had just purchase the loans and modified them under a gov loan system, it would have helped out the banks and those who are having the financial troubles. The banks are just stealing this money for themselves.

After over 2 years of incompetance and harrassment of the part of Bank of America, we have had to hire an attorney. On August 20, 2010, we received an official Modification offer and accepted it in writing and submitted it prior to an extended due date. (We had some questions about the details that B of A could not answer prior to the original due date, so they extended the due date IN WRITING) Now they are saying we do not qualify, (we do) and that we did not submit the required paperwork, (we did). At Bank of America, the right hand does not know what the left hand is doing. We have a case file with the OCC and have written to Elizabeth Warren and countless other agencies and representatives. The attitude from the bank has never been that of a willingness to help or encourage us at all. They treat us like we're idiots and that they don't have to help us at all. Bank of America is the WORST bank and I plan to spend the rest of my life promoting Credit Unions and any other financial institution OTHER than Bank of America. We've had it! I will cringe every time I make my payment to Bank of America.

Chase Manhattan Bank, Wells Fargo and other lending institutions have taken money and paid it back, but they are defrauding the homeowners that the federal bailout was designed (in small part) to assist. As an attorney I am angry and cannot understand how a bill could have been pushed through Congress with no recourse for homeowners who have been defrauded by the institutions that received bailout money! This money could have been better spent by paying off all of the first mortgages of all the homeowners in America! That wouldn't have cost taxpayers any more money than that bailout, and would have put money directly into the hands of U.S. homeowner/taxpayers instead of lining the pockets of unaccountable corporate lending institutions. We are ashamed of Congress and demand recourse!

After almost 6 Mo. of Chase having me re-fax and re-fax information they wanted and claiming they didn't receive although all documents were faxed from the home Branch directly to them, I tried to repay back payments. At this point I realized they have no intention of Modifying my loan and thousand of others in the same situation. They have refused to take the money. I was told I needed to be 4 months behind in order to qualify for a MOD. Loan, under the HAMP Gov. Program. I listened to the bank and did everything they said and now my Credit is ruined, they are Foreclosing and have scheduled an Auction date for April 8th, 2011. I feel violated, and can't imagine this happening in America, USA and no one is stopping this rampage of Foreclosures. No one is investigating and suing these big Banks for the Fraud they are committing. Please investigate and stop Banks from this rampant thievery.

THE CORRUPT BANKS, WELLS FARGO TO BE EXACT, BUT FROM THE READING ON THIS SITE IT'S MORE THAN JUST WELLS FARGO. OUR HOUSE IS BEING TAKEN AFTER TWO YEARS OF MODIFICATION ATTEMPTS. I'VE SENT INFORMATION TO WELLS FARGO, AS REQUESTED, MORE THAN 300 TIMES WITH CONFIRMATIONS. THEY SAY THEY NEVER RECEIVED ANYTHING, INCLUDING A CERTIFIED PACKAGE THAT WAS SIGNED FOR. WE HAVE HIRED AN ATTORNEY AND WILL SUE WELLS FARGO IF IT COSTS US OUR LIFE SAVINGS. THE BANKS ARE SCUM OUR PRESIDENT ID FULL OF **** AND OUR STATE REPRESENTATIVE DON'T CARE ENOUGH TO HELP. THE FAILURE OF THE BANKS TO ABIDE BY THE AGREEMENTS AND GUIDELINES OF THIS PROGRAM WILL ULTIMATELY BE THEIR DOWNFALL AS THE NUMBER OF LAWSUITS ON THE WAY WILL MOST LIKELY CAUSE ANOTHER COLLAPSE THE THE TAXPAYERS WILL NOT FOOT. CORRUPT SCUM!!!

You hear from many of us that are needing assistance...not one of us are NOT willing to pay for their homes, WE need help because of the ecomonical situation and how the Bankers/Investors are manipulating OUR situation. The Bankers/Investors will tell you differently from WHAT we are relaying to you (why wouldn't they, they need to cover themselves) BUT with so MANY complaints and similiar to each other, HOW could you not believe us, the people.
