Home prices were actually higher when we purchased under the $7500 tax credit that we have to repay. Others that purchased after us, when homes were even cheaper do not have to pay it back. We closed on our house 7 days before the $8,000 tax credit became available. We work hard and contribute to the economy and maybe it was bad luck for us, but it just doesn't seem fair. Not to mention our interest rate is much higher than those purchasing after us.REPORT COMMENTS

A big bang-for-your-buck "stimulus" would be to eliminate the recapture of this credit. $500 per year per homeowner that took advantage of the 2008 credit will certainly add more to the economy than cutting taxes for the wealthy (see GAO study on federal payback of certain "stimulus" methods). Many mention how we stepped-up to boost the down 2008 economy when others would not by buying a home. Everyone makes mistakes, even the federal government. That said, everyone should seize the opportunity to own up to those mistakes. I don't want to say this wasn't fair, because clearly the opportunity to own a home is incredible. I will say it isn't right that millions of people face up to 15 years of repayment, when only a few months separated them from no repayment. us 2008-ers ended up getting double (or triple screwed). 1. we have to pay it back and 2. we piad more for houses than people that got the later credit and 3. we are paying for a higher mortgage balance at a higher interest rate. Making the $7,500 a credit instead of a loan will keep money in our pockets and make us at in at least 1 out of 3 ways equitable with others who benefitted from ours and others mistakes.REPORT COMMENTS
