    We really need a LAW to control the HOA dictators who really mistreat the innocent homeowners. The HOA officals should NOT be given a lot of power so that they can do whatever they want and make people lives miserable, especially when they can falsely accuse and fine people for something that is not even stated in the CC&R, and then freely threaten people to foreclose their homes if they don't pay. Foreclosure power given to the HOA is really unnecessary and inappropriate, since they don't give people a secured loan or pay for their mortgage. HOA is another way of dictatorship, which takes away people's freedom and will make their life miserable. A lot of HOA officials think that they are kings of the subdivisions and really act like dictators because they have been given a lot of unnecessary power. I think the main power the HOA should only have is to maintain the common area and not bother the innocent homeowners with a lot of ridiculous/nonsense rules that they create themselves or misinterpret in any way they want. HOA officials are really the wolves who wear the sheep skin outside. HOA dictatorship should end in a free country like America.

    My HOA is beyond dumb. I live in a town which once upon a time needed the HOA because we were in an unincorporated area of our county. Now we are a town with borders that match up to the HOA borders...exactly. What benefit does this HOA provide now? None. The town is now responsible for the streets, parks and services. The HOA is just an unreasonable expense which constantly threatens the residents of foreclosure for small things like not edging your sidewalk. This HOA needs to be brought down. Premier Communities, your days are numbered.

    HOAs are about as un-American is it gets. While it can be argued that this is the most local form of democratic government, the fact is that the contract outlining the restriction of residents and the power of the HOA were written well before anyone owned a home in the community (so the people ?governed? by the document had no part in its creation) and getting an amendment to the document is, in most cases, extremely difficult at best. In the area where I live I cannot avoid buying a house that has an HOA unless I am willing to have an hour commute or I am willing to purchase an old\fixer-upper and if this HOA trend continues it will be very near impossible to find any house (new or old) that doesn?t have an HOA. What an HOA basically amounts to is an extra tax on home owners for a micro government that was not elected by the people. The argument that ?HOAs keep\increase the value of your home and property? is, in my mind, an invalid argument because most people that are willing to pay good money for a nice house are also the same people that will not let the value of their house drop due to poor maintenance etc. If it does become an issue, perhaps a process could be made whereby a ?class action? type lawsuit could be made against a homeowner that is ?bringing property values down? such that those who are most concerned can force the unwanted community member to action or out of the community and share in the expense to do so or some other mechanism by which ?our property values can be protected?. I have also heard the argument ?you get better value for your dollar by having group rates?? Looking at many of the HOA budgets for communities in my area that are available to me, it becomes clear that I could easily pay less for most, if not all the services provided by the HOA. My HOA has next to no transparency often times ?double budgeting? for things like watering the ?common lawn? under ?lawn care? (at a price of $1,800+ per month for less than 1/4 acre of actual lawn) and ?irrigation? as well as inflating certain line items like ?Landscaping ? other? to a tone of over $1k a month with no real accounting on what that money is spent on; The contract is written such that the board members are not held liable for misspent monies and, when asked for an accounting, have many loopholes in the contract to take advantage of which make it so you have to sometimes wait years to see where the money is going; Getting the community to organize enough to do something about it is near impossible given that most of us are working long hours and the last thing they want to do is fight with the HOA on their ?off time?. If HOAs are allowed to continue to exist we must seriously reform the system to actually empower and protect the home owner instead of the HOA management companies and the HOA board.

    As a first time home buyer, I refuse to buy a property in a HOA. I am seeing an average of about $100 monthly HOA fee on available houses with HOAs (which are about half of all available houses). That is about $36,000 extra over a 30 yr period, an average loan time (assuming it stays constant). This is not a good way to help out a slow moving economy. Not to mention the amount of Constitutional rights that are infringed upon......

    Board members use paid maintenance staff to work on their homes paid for out of dues. While non board members watch this abuse of power and board members profiting at non board member expense. Venetian Gardens HOA Stockton ca is being ran like the city of bell ca. They even went as far as to put a letter out stating do not contact law enforcement about crime, as they will not help you.

    My HOA made a total of $2, 110, 620.00 last year. They had a bad debt expense of $198, 307.00. What is the money spent on, and what bad debt? Why do the home owner have to be responsible for paying off HOA debt and bills? Also, is it fair for HOA to be able to put a lien on your property if late or behind on the HOA dues?

    HOA's are allowed to charge me to live in a house that I bought, tell me i can't drive down the street after 10p.m. because people are sleeping. HOA's are just another way for people to take your money; I'm sick of having to pay money or get told I can't build a pool in my backyard because the community has a community pool. It is not fair to homeowners or the rights as an American people to excersie their rights to their property.

    They need to be dissolved. They only take your money and give no service. They are worse than your mortgage company. They charge a $25 late fee and want to foreclose on your house if you do not pay the late fee. They are thieves.
